Selling Your Home in Charlottesville, VA
Selling your home should feel like a plan, not a gamble. I help homeowners across Charlottesville and Albemarle County price accurately, present their homes beautifully and negotiate from a position of strength, so you sell for the best possible price on terms that work for you.
I'm Jamie White, and I've been selling homes in Charlottesville since 2012. Before that, I worked as a financial analyst at investment banks, which is why I take pricing, numbers and negotiation so seriously.

Why Charlottesville Homeowners Choose Jamie White
Local knowledge, neighborhood by neighborhood. Belmont, North Downtown, Greenbrier, Rugby, Venable, Forest Lakes, Ivy, Crozet and beyond: each has its own buyers and price points. I price and market your home for the neighborhood it actually sits in.
An analyst's approach to price. Your asking price rests on comparable sales, current inventory and real buyer demand, not hope or a round number.
One point of contact from valuation to closing. You work directly with me, from our first conversation through the final signature.
Plain-spoken communication. You get honest feedback, including when the market tells us to adjust. No surprises.
Pricing Your Home to Sell
Price is the biggest lever in your sale, and the first days on the market matter most. A well-priced home draws strong showings and competing offers. An overpriced one sits, and buyers start to wonder what's wrong with it.
Here's how I set your price:
Comparable sales. I study recent sales of similar homes nearby, adjusting for size, condition, lot and features.
Current competition. I look at what's on the market right now, because those are the homes buyers will compare yours to.
Buyer demand. I factor in how many buyers are active in your area and price range, and how quickly similar homes are selling.
Your goals. Your timeline and priorities shape the strategy, whether you want the highest possible price or a smooth, quick move.
You'll see the numbers behind my recommendation, and we'll decide on a price together.
Getting Your Home Ready
Before we list, I walk through your home with you and give clear, practical advice. Most of it costs little but shows up in every photo:
Declutter and clear surfaces so rooms feel larger
Open window coverings and turn on lights for brighter photographs
Rearrange furniture to show flow and purpose
Handle the small repairs and touch-ups buyers notice
Tidy the entry, landscaping and exterior for curb appeal
I'll also tell you which bigger projects are worth the money and which aren't, so you don't spend on upgrades buyers won't pay for. Photography is scheduled once the home is ready, so it looks its best from the first day it's live.
A Marketing Plan That Shows Your Home Off
Getting Your Home in Front of the Right Buyers
Great presentation is half the job. The other half is making sure the right people see it. Many buyers work with an agent, so I start with the agents, then reach buyers directly.
Personal outreach to agents. I contact local agents who have active buyers whose needs and budgets fit your home, and send photos, floor plans and the video walkthrough.
Broker announcement. The day you list, an email goes to local brokers announcing your home to their networks.
Email to agents and qualified buyers. Timed to your listing launch, open houses and any news about your home.
Social media campaigns. Posts and ads on Instagram and Facebook that reach buyers in the Charlottesville area and those considering a move here.
Open houses on request. If an open house makes sense for your home and your schedule, I'll organize and promote it. Private showings are always an option too.
You'll Always Know Where Things Stand
After every showing, I follow up with the agent who toured your home and pass along what I hear: what buyers liked, what gave them pause and how your home compares to others they've seen.
You also get regular updates from me, good news and bad. If the feedback points to a change in price, staging or marketing, I'll say so and recommend a next step, so we respond quickly instead of waiting and hoping.
From First Call to Closing
The best offer isn't always the highest number. When offers arrive, I go through each one with you: price, financing, contingencies, timeline and how strong the buyer is. Then I negotiate for you, and I stay with the sale through inspection, appraisal and closing so deadlines don't slip.
Here's the path from start to finish:
Valuation conversation. We talk about your goals, timeline and what your home is worth.
Pricing and preparation. We agree on a price and get the home ready.
Launch. Photos, video, floor plans and the MLS listing go live, and I contact agents and buyers.
Showings and feedback. You hear what buyers say after every visit.
Offers and negotiation. We compare offers and negotiate the strongest terms.
Contract to closing. I manage the details until the keys change hands.

Questions Charlottesville Sellers Ask
How much is my home worth? The fastest way to find out is a free valuation. I compare recent sales, current competition and your home's condition, then walk you through the numbers.
When is the best time to sell in Charlottesville? Spring and early summer are often the busiest months, partly because of the university calendar and family moves. But well-prepared, well-priced homes sell year-round, so the best time is when your home is ready and your timeline fits.
Do I need to renovate or make repairs before listing? Usually not big projects. I'll point out the small fixes that pay off and tell you which larger upgrades aren't worth it.
Will you hold an open house? Yes, if you'd like one. I recommend open houses based on your home and the market, and private showings are always available.
How will I know how showings are going? I follow up with the showing agent after every visit and share what I hear, along with regular updates on how the market is responding.
Do you sell homes outside the city of Charlottesville? Yes. I work throughout Charlottesville and Albemarle County, including Crozet, Ivy, Forest Lakes and Lake Monticello.
